El Mogote
El Mogote is a small peninsula located off the city of La Paz, Baja California Sur, Mexico.24.17, -110.33 It is the home of Paraiso del Mar, a resort development on 1,700 acres (6.9 km2) on the most eastern portion of the peninsula. When finished, PDM will include over 3,000 homes and condominiums, 2 golf courses, a marina, a town plaza and various other amenities. The property currently consist of 294 homes and 220 condominium units and the first golf course in the greater La paz community.
The development of Paraiso del Mar is currently on hold, due to the developer not living up to his obligations to the lender. The lender has been actively searching for a buyer for the property. It is doubtful that the development will ever be allowed to expand to 3,000 homes and condominiums because of ecological restrictions. Additionally. the developer did not receive the appropriate clearances and approvals from the BCS government prior to beginning construction, and abandoned the property in order to flee criminal prosecution.
In August 2011, the developer abandoned the project. In October 2012, he abandoned operation of the golf course.
There are approximately 170 owners who have formed an HOA to manage the property. There are 91 homes built and 120 condo units. There is one golf course, also currently operated by the HOA and it is open to the public, under the name "The Golf Club at El Mogote". The only properties available for sale are owner resales.
There is no source of fresh water in the development, so owners are forced to carry water in. There is also no access via automobile due to the depth and texture of the sand, even 4 wheel drive vehicles have a tendency to get stuck when attempting to drive in. The only access to the partially completed development is via boat, with a "ferry" running from the La Paz Malecon to a dock near the golf course.
